He was hired by Rosewood Corporation, a Minneapolis based full service real estate developer, upon graduation. From 1982 to 1985, Mr. Klingen was a commercial leasing specialist, where he successfully leased in excess of 300,000 square feet of multi-story office buildings and industrial facilities. In 1985, he was promoted to Vice President of Development in charge of opening a western regional office in Phoenix, Arizona; he supervised the acquisition, financing, construction, property management, and leasing of light industrial facilities, along with a commercial mortgage banking operation. In 1988, Mr. Klingen was promoted to Executive Vice President, and assumed the additional responsibilities of the Florida regional office, which included the development and management of 500,000 square feet of light industrial and mini-storage product. During 1988, Mr. Klingen was relocated back to Minneapolis to continue to oversee the Florida and Minnesota offices, and to assist in implementing a company-wide disposition strategy. From 1988 to 1992, he sold to outside investors in excess of $20 million of industrial, apartment, and mini-storage properties. On many of these properties, he was able to retain the property management services. In 1992, Mr. Klingen formed REACOR LTD., in Minnesota, and Rosewood Group, Inc., in Florida, and acquired the brokerage, leasing, and property management divisions from Rosewood Corporation in order to provide investment real estate services for a select group of investor and corporate clients. Together the companies provide acquisition, disposition, leasing and management services to clients’ real estate holdings in Minnesota, Wisconsin, and Florida.
